Extremely professional and experienced team. Gopi is very good and extremely passionate about what he does. He knows the right contacts for the right job. We purchased a flat near Ragigudda temple and we were probably the first ones to buy. Since it was in the early stages of the construction, Gopi and team was extremely accommodating to do all the customisation that we asked for. All the material used is of extremely good quality and there was no compromise. The thickness of the teak doors installed, the bolts and handles used, the designs chosen for the pooja room are all elegant and beautiful. Sandesh was humble to be available when needed for any legal issues and queries we had. The team helped us with the right contact to apply for a loan in the bank of our choice. Sagar from the team helped us choose the right bathroom fittings. Gopi helped us choose the flooring of our choice. Once the building was ready, Nikhil from the team has been extremely professional and dedicated in getting the painting, installations and plumbing work done. He is good with people and enjoys doing his job. He helped suggest the right shops to get some electrical and hardware items. There surely are some delays and small teething issues when we moved in, but I guess those are part and parcel of the entire home buying experience. Overall, I highly recommend these builders!

Possession was delayed far beyond the promised date, causing both financial and emotional stress.The quality of interiors is subpar — cheap materials, poor finishing, and lack of attention to detail. ⭐ 1 Star – Extremely Disappointed Owner
Sumadhura Aspire Amber has turned out to be a nightmare. Poor construction quality with visible cracks and seepage already. No CCTV cameras installed despite being promised — serious safety lapse. Rooftops are open, and during rains, entire corridors flood like rivers. Zero housekeeping — common areas stay dirty.
We were forced to pay illegal move-in charges without receipts, and residents face arbitrary rules imposed without consent. Worst of all, individuals like Revan, Stanley, and Vishwajeet Chavan have been reported for unethical behavior and bribe demands. No action taken despite multiple complaints.
Completely mismanaged and untrustworthy. Buyers, be warned — speak to current residents before investing.

Firstly what is the point of having the CRM team if they are never going to respond,They simply raise demands and there is no one to communicate on our concerns and on top of that maintenance charges are very high and unnecessary documentation charges. It has been a painful expeirence with Sumadhura. They promised and posted everywhere that the flat will be handed over in 3 months last april(2024) but unfortunately its almost an year now and the registration has been delayed. On top the CRM finance team is pathetic, specipically Robert who does nor even know how to provide proper support to customers. They have been like if you can pay remaining loan money from your pocket we will give you the key or else you wont get the key and have to start paying maintenance even without moving in. They dont even understand a customers pain point, we have current rent to care for and then interior designing costs and then i have a 2 years old kids so cant make prompt decisions.
Please be careful before opting for Sumadhura as they are concerned about their money and not customers at all.

**Disappointing Experience – False Promises & Delayed Work**
It has been 2.5 years since I purchased a plot from IconHomz, and the builder has failed to deliver even the basic amenities that were promised. At the time of purchase, they assured us that this would be a gated community with all facilities completed within a year. However, till now, there is no proper compound wall, no security gate, and no fencing, leaving the property open to unauthorized access by outsiders and even stray animals.
Every time we ask for an update, we get false promises and no real progress. This delay has caused a lot of inconvenience, and it’s disappointing to see the builder launching new projects while failing to complete ongoing ones. If they cannot fulfill commitments for existing buyers, how can future buyers trust them?
I strongly advise potential buyers to think twice before investing here. We are still waiting for basic security measures to be completed. Hoping the builder takes immediate action instead of just making excuses.

Stay Away from Oscar Developers
Oscar is a big fraud. Please do not purchase anything from them. All those 5-star ratings are from their own employees or friends to mislead genuine buyers.
I paid a booking amount of ₹1 lakh in November 2023. Later, I had to cancel the booking because the project failed verification checks. I submitted a formal cancellation request and even agreed to their 30% deduction policy.
Since then, I’ve called over a thousand times and sent countless emails—no response whatsoever.
It’s been over a 1.6 years . I even spent more than ₹10,000 just to visit their office multiple times, and it was a total waste.
Please stay away from these scammers and protect your hard-earned money. Most importantly, dealing with fraud developers like this will rob you of your peace of mind

Genuine people, but one big caution is to make sure you deal with the owner of the company Karthik after you finalize the plot from their employees. Every step you take please go through him only, they had issues with some employees who mismanaged things. Take all precautions and go with Karthik at every stage. He stands by his word. I had bought a plot with them and faced issues with some employees and finally Karthik pitched in and helped out to finally get registration done. Thanks for all the efforts it was a very long journey though it was difficult it finally happened with all these e-khatha delays.
Karthik is one person you can believe in and rely on.
Also enquire about land owners before you choose, some of the land owners are very fussy and create trouble for developers and clients, these situations are tough to handle.

Had seen the reviews and yet took a risk to book a plot and that was the worst decision of our life. Have all my life savings with them stuck now. Builder is asking for more money at the time of registration and when denied they are not responding at all now with new dates or even refund. Need to think twice before looking at their projects if anyone is. Don’t get mesmerized by the history of this builder and lured by the offers, you will end up in a situation like me.

Pathetic and disgusting builder you will find in Bangalore and in Karnataka. The Reddy builders are cheaters and are very unprofessional and incapable of managing a project. For earning money they will cheat you with bad material of building , bad project completion, bad project management and are like a third class builder who makes roadside stand alone building. They are incapable to making quality and well maintained society .they cant even give basic amenities to the residents and have very poor and pathetic management.

Purchased a property from Adarsh developers and it has been a painful ordeal ever since.
The handover in my sale agreement was specified Nov 2022. It is mid 2025 now and I am still not sure when the project will be completed and handed over.
The CRM handling the project I have purchased is absolutely shambolic. It is as good as banging my head against a wall. No proper response for queries. They don’t escalate issues to the management nor allow customers to meet the management.
It has been a harrowing experience with Adarsh this far and not worth the money, time and effort.

Worst developers. Extremely unprofessional and their employees have unethical behaviour. We booked a plot in one of their gated development community Adarsh Euphoria and for personal reasons decided to drop the plan without signing the agreement. Up until then everyone was very responsive saying YES to everything.
Suddenly they stopped picking my phone as I’m asking for refund. It’s been 2+ months and they are not responding on email or WhatsApp. Their employee Raghu from CRM team has completely stopped replying on WhatsApp and phone. I have one way conversations with him for over 1 month with 0 responses.
Avoid the builder as they are only behind your money NOT your trust. They’ve lost me as their future buyer for sure. Still waiting to get my hard earned money back.

Worst developer, there is no appropriate confirmation about the handover. Have paid 80% of the amount already and they aren’t even bothered about the buyers. I bought the flat in mayberry phase 1 during 2019 . No compensation recieved so far. Think before you book your dream home with this developer. All of their projects are having some issues.

They have been taking rera extension and we were supposed to get handover in oct 2024 after delay. They have again delay handover to oct nov 2025 . Avoid Adarsh Projects – Years of Delays and False Promises
Extreme delays – Purchased in December 2022 with a promised delivery in August 2023. Then they extended RERA to March 2026 but assured us handover by October 2024. Now, in January 2025, they have pushed it further to October or November 2025.
False promises and lies – The CRM team constantly misleads buyers about possession and OC. When we asked to meet the MD, they told us his time is too valuable for this issue.
Unclear compensation – They mention compensation but refuse to provide any details.
Focus on new projects while Mayberry is stalled – They launched Adarsh Rosewood nearby and are using the Mayberry office to sell new flats, while Mayberry remains incomplete.
Do not trust RERA dates – The project started in 2017 with an original RERA deadline of 2021. Now, it’s already 2025 with no clear completion date.
Final verdict
Do not fall for fake five-star reviews.
Expect seven to eight years of delays.
Buy only if you are willing to block your money indefinitely.
I am suffering financially due to loan interest payments with no possession date. If you want a reliable builder, stay away from Adarsh Developers.
