Bharat is a great professional. He identified potential issues at the very first meeting itself and helped at every stage of legal verification which went on for multiple iterations in my case. He was very strong in his findings which helped in negotiating with the other party. Throughout the 4-5 month process, Bharat provided invaluable guidance and support, ensuring a smooth property registration experience.
I just finished registration of a new property with the assistance of Mr. Bharat from NRLR Advocates. I can't recommend his services highly enough. His expertise in real estate transactions is undeniable. He was strict with his assessment during the legal opinion stage. He avoided rushing through that stage and helped me trace the title transfers for the property in question up to 65 years back. The rigor of his assessment ensured that the legal checks for my loan applications with both SBI and HDFC went through seamlessly, with minimal clarifying enquiries. Anyone who's aware of the rigor of SBI's due diligence on loan applications will be able to appreciate why this is a big deal. Amidst all this, an important point to note is that Mr. Bharat is highly skilled at communicating with his clients in a manner that makes it dead simple to understand why certain checks are required and how they benefit the client in the long run. This is my first real estate transaction and I was feeling extremely comfortable with the process despite my complete lack of knowledge in this domain thanks to his ability to explain the process and legal aspects in very clear and simple terms. Mr. Bharat also helped me with the drafting/registration of both the sale agreement and the final sale deed for my case. His knowledge of the processes and people at the sub-registrar office ensured that both registrations were completed in a matter of 1.5 hours each. He was able to provide a very transparent break-up of the fees/steps/timeline involved and was able to deliver exactly as promised. I was able to coordinate with the various parties involved very effectively due to the clarity Mr. Bharat provided. This was in part possible because of his consistent availability. He was immediately responsive whenever I reached out. There were several instances where I even called/messaged him after 9 pm on certain days, or on weekends, sometimes even on Sundays. He was reachable at all times and was highly reliable. I went to NRLR Advocates after reading every review here. Based on my experience, I can only conclude that clients who had a bad experience didn't have the right expectations and probably expected lawyers to make things happen without expenses or relevant paperwork. There is usually a lot of paperwork involved due to the nature of legal processes and personally, I would see it as a red flag if a lawyer advises me to avoid paperwork or over-simplifies the process. One review said that their office is open only in the evenings and hence they're not serious. This was quite absurd to even read. My transaction was a high value transaction (more than Rs. 2 crores) and I didn't observe any lack of seriousness. I actually found it convenient to visit their offices in the evenings after my work and as noted above, Mr. Bharat was pretty much available via phone/WhatsApp at any time of the day (including Sundays on occasion). If you're considering the services of Mr. Bharat, I would advise you to visit him and at least make an initial enquiry to try and understand how he can help you. He delivers where it really matters.

NRLR sir is very very helpful. After searching for multiple advocates for verifying property documents, I saw positive reviews and decided to go with NRLR sir. I must say I was not disappointed. The documents had 300+ pages and 100+ documents since 1929. Even then sir was thorough and asked for 10-11 more documents which were missing. After seeking clarification from the builder I provided the same to sir. The final report provided was very thorough and NRLR sir also explained in detail all the transactions and documents. He also offered any free follow-ups if needed later. Overall a very polite and thorough advocate. Will recommend anyone who is looking for property document / title verification.
Recently i took legal advisory service from NRLR Advocates & Legal Consultants for my newly purchased flat in Bangalore. The advocate Mr. Ramalinga, is quite knowledgeable and punctual on his commitments. They did through scrutiny of the property documents given by me and provided their opinion in 3 days time. They charged INR.5000/-. They not only does the paper verification that you used to get at the time of the booking but also they will help you to go through any Draft version of Sales Agreement if you managed to get it from the seller or builder. They will provide their opinion on Writing on their physical official notepad and sealed them too. Overall i am satisfied with the service i received from NRLR Advocates & Legal Consultants.
